Find what is feeding the overhead cavity
A ceiling can receive water from a roof defect, an upper plumbing connection or a fixture above the room. Timing provides a useful clue: a mark that changes during rain suggests a different investigation from one that follows bathroom use. The actual source still needs inspection, and cleanup should not rely on the stain location alone to identify it.
For properties in Lacy and Lakeview, the room arrangement determines which upper spaces can be inspected. A small source repair opening may leave wet insulation or wallboard backing outside its reach. The restoration plan should describe those additional areas and explain why access is needed. That keeps the repair of a leaking component connected to the wider moisture problem.
- Check ceiling edges where water can enter an adjoining wall.
- Inspect accessible materials above and beside the visible mark.
- Document wet insulation before deciding whether it can remain.
- Separate electrical assessment from ordinary finish removal and drying work.
